Reading the numbers
Four questions these figures help answer.
- Where do prices sit?
- The median closed price and price per square foot show the middle of what single-family homes sold for, and how that compares with a year earlier.
- How fast are homes selling?
- Median days in MLS is the time from listing to an accepted offer. A rising number usually means buyers are taking more time.
- Are buyers paying list price?
- Closed-to-list price shows what sellers received as a share of the list price. Seller concessions are not deducted.
- How much choice do buyers have?
- Months supply compares homes for sale with recent contract activity. Higher supply gives buyers more options and more room to negotiate.
The neighborhood
Hilltop, above the city.
Hilltop sits in east Denver between Colorado Boulevard and the blocks around Monaco Parkway, from 6th Avenue south to Alameda Avenue. It takes its name from its elevation, and Cranmer Park at its center looks west to the Front Range.
Much of the neighborhood was first built in the 1940s and 1950s, and many original homes have since been replaced by larger new houses, so ranches and new builds often share a block. That mix is why nearby sales need a close look before they say much about one home.
