Privacy notice

This notice covers this website, operated by Jackson Granger, Broker Associate with Coldwell Banker Realty | Global Luxury (Colorado license FA.100105702). It describes what the website itself does with information you share through its forms.

Depending on the form: your name, email, optional phone number, how you prefer to be contacted, what you are considering, an optional timeframe and message, and for some forms a property address or link and home search preferences. The newsletter form collects an email and an optional first name.

Each submission also records which form was used, the page it was sent from, a submission reference, campaign tags from the link you arrived on (or "unknown"), a short label for the referring site, and the date and time. If you tick the optional newsletter box, the time and the wording version of that consent are recorded.

To limit abuse, the server keeps short lived counters keyed by salted one way hashes of your network address and email. Your raw network address is not stored.

• To respond to your request and follow up in the way you asked.
• To keep a record of your inquiry and any follow up.
• If you asked for The Granger Report, to send it once your signup is confirmed. Signups stay pending until then.
• To prevent spam and repeated automated submissions.

Submissions are stored in a private database with the website's hosting provider. Visitors cannot read stored submissions, and there is no public inbox. Access is limited to the website owner.

Sending a request through one of the inquiry forms on granger-realestate.com (not the newsletter form) causes the website to send, through Resend, an email delivery service:

• a notification to Jackson Granger containing the details you entered, so he can review your request and reply; and
• a short confirmation to the email address you entered. It says your request was received and how Jackson Granger will follow up. It does not repeat your message or other details, does not subscribe you to anything, and is sent at most once a day to the same address.

Resend processes the email address and the content of these emails in order to deliver them, under Resend's privacy policy (opens in a new tab). Open and click tracking is turned off for these emails.

Both emails are sent for each inquiry.

• It does not send text messages, newsletters, newsletter confirmations or marketing emails. The only automatic emails are the ones described above.
• It does not automatically copy your details into a CRM or any other outside system.
• It does not identify visitors who have not submitted a form, or enrich details with outside data.
• It does not send your information to advertisers or data brokers.
• It does not use advertising cookies. Analytics is described below.

Jackson Granger may contact you directly using the details you provide, in response to your request.

On granger-realestate.com this website uses Google Analytics 4 to count page visits and a small set of actions: opening a form from a button, starting to fill in a form, a request being accepted, a newsletter request, and opening the Calendly scheduling link (which does not tell us whether a meeting was booked). These records carry only which button, form and page were involved, plus campaign labels from the link you arrived on (such as "instagram" or "newsletter") and the name of the website that referred you, without its page address. They never include names, emails, phone numbers, addresses, messages or anything typed into a form. Google signals and ad personalisation are turned off. Google Analytics sets cookies in your browser, under Google's privacy policy (opens in a new tab).

Analytics does not load if your browser sends Global Privacy Control, or if you turn it off here.

Campaign tags from the link you arrived on, and the name of the referring site, are kept in your browser's session storage for the visit so they can be attached to a form you send. They are cleared when the browser session ends.

Links to The Granger Report (opens in a new tab) and to Calendly for scheduling (opens in a new tab) open separate websites with their own privacy practices. Calendly is not embedded on this website.

The buying and selling pages include videos hosted on YouTube. Until you press play, the page shows a still image stored on this website and does not contact YouTube. When you press play, the YouTube player loads from youtube-nocookie.com. YouTube, a Google service, may then collect information such as your network address, browser and device details and how you use the player, and may set cookies or similar storage, under Google's privacy policy (opens in a new tab). The "Watch on YouTube" links open YouTube in a new tab.

The box to receive The Granger Report by email is optional, unchecked by default, and never required to send an inquiry.
