What's the difference between a REALTOR and a real estate agent?

How does a buyer's agent get paid in Colorado?
As of August 17, 2024, buyer agent compensation is no longer advertised on the MLS. Before we begin working together, I'll provide a written Buyer Representation Agreement that clearly outlines my compensation — whether that comes from the seller, a seller concession, or directly from you. What changed with buyer agent commissions recently?
In August 2024, new rules stemming from the NAR settlement went into effect nationwide. Buyer agent compensation can no longer be listed on the MLS, and agents must have a signed written Buyer Representation Agreement before showing homes. Do I have to sign anything to work with a REALTOR?

Can I back out of a contract?

Should I get pre-approved before I start looking at homes?
Yes. If you're serious, get pre-approved first. It tells you what you can realistically afford, helps you move faster when you find the right home, and shows sellers you're a real buyer.
What credit score do I need to buy a home in Colorado?
It depends on the loan type. Some programs allow lower scores, while others require stronger credit. A better score usually means better terms. The right lender can tell you where you stand.
How much do I need for a down payment?

What is earnest money and how much should I put down?

What's the difference between list price and sale price?
List price is what the seller asks for. Sale price is what the home actually closes for. They can be the same, but often they're not. The gap tells you something about demand and negotiation.
What happens if the inspection finds issues?
Then we deal with it. Depending on the issue, you can ask for repairs, ask for a credit, renegotiate, or walk away if your contract allows it.
